Tips for First-Time Buyers Ahead of the Spring Market

March 16, 2019 By Rosanne Dutzer Leave a Comment

As we approach spring in just a few days, it’s time to prepare for what is sure to be a busy real estate market in Denver. If you’re a first-time buyer it can be difficult to navigate the market whether or not the market is leaning in your favor. Make sure to remember these tips when you begin your home search and don’t let the process intimidate you!

Connect with a Loan Officer

Even if you have saved up plenty for your down payment, you will still need to figure out exactly how much you can spend on a monthly mortgage. A loan officer can assist you by figuring out not only how much is needed in monthly payments, but also in closing costs. Closing costs can range from 2 to 4 percent of the purchase price, which can be a lot of money depending on the purchase level. Not sure of the best loan officers to speak with? Get in touch with us and we’ll keep you in good hands!

Choose Location over Luxury

Location, location, location is how the saying goes, as opposed to luxury, luxury, luxury. It can be easy to become distracted by fancy aesthetics and unique features when looking for your new home. However, you should always keep in mind it’s much easier to add to or renovate your house than to move your house to a new location. In other words, prioritize the preferred location of your first house and you can always add the specific features you may be missing down the road.

Hire an Inspector

Having a home inspection is vitally important to do before sealing the deal on your home. It’s your opportunity to uncover any defects in the property and be able to negotiate the repair of those defects. Many times a seller will offer credits to the buyer to offset the cost of any fixes and make sure their house is sold rather than letting it sit on the market.

When diving into the home-buying process this spring, or any season for that matter, it’s always a good idea to let a Realtor guide you along the way. Whether you’re buying your first home or your 10th, contact us today and we’ll help you navigate the always exciting Denver real estate market!
